Find a Professionals office

Rental properties in New Zealand may be in the form of a free-standing house or townhouse with its own grounds, an apartment, or a group of joined units (often called a group of 'flats') with grounds which have shared use.

It is uncommon for properties in New Zealand to furnished as most people will provide their own furniture. However many properties will include an oven, curtains and carpet, and possibly laundry facilities.

It is also uncommon to find "rent to buy" (Rent to own) properties in New Zealand. If you are offered one of these properties, make sure you research the provider well and only use a reputable company.

Bonds

A bond is up to 4 weeks rent (which can be refunded to you when you leave the property).  Both you and the landlord must fill in and sign a Bond Lodgement Form, then the form and the bond money must be lodged with the Department of Building and Housing within 23 days.

There are other costs which must be considered when you rent a property, such as:
  • electricity
  • telephone
  • gas or water charges
  • insurance for your contents.

Length of Rental

A rental agreement can be one of two types; Fixed Term or Periodic.
  • A Fixed Term tenancy means you agree to rent the property for a fixed period of time, for example, 6 months, 12 months, 2 years.
  • A Periodic tenancy ends when either the tenant or landlord gives notice. A tenant must give 21 days notice in writing.
