Renting Tips

Market rent is what a landlord might reasonably expect to receive, and a willing tenant might reasonably expect to pay for the tenancy. It must be comparable to the rent charged for other properties of a similar type, size and location.

There are two main types of tenancies – a periodic tenancy and a fixed-term tenancy. It is important you know what you have to do in each kind of tenancy so you can choose the one that suits you best.

References are a great tool in providing character and professional profiles, as well as rental history from previous landlords or Property Managers.

 

Here are a few things to consider when looking for a property to rent:

  • Is the property suitable for your needs?
  • Do you need a property that is furnished?
  • Do you need to be close to public transport?
  • Do you have pets and does the property allow pets?
  • Do you have pets or children that require fenced yards?
  • Who is responsible for mowing the lawns and maintaining the gardens?
  • Are you available to to inspect the property?
  • When is the property available?
  • If your application was successful, when could you move in?
  • Have you provided as much information as possible with your application and do you have current references for the Landlord's consideration?

How do I arrange a viewing of a property?

We’ve invested in new technology to help make our tenants search for properties even simpler.  By booking your viewings online you can manage your time more effectively and save unnecessary time spent on phone calls.  We have simple text alerts set up to remind you what viewings you have set up and when. 

To book a viewing for a property, simply click on the blue 'BOOK A VIEWING OR ENQUIRE'  button to find the available times and book yourself in.  If there are no viewing times available, please send an enquiry and we will be in contact to arrange a viewing date.

 

How do I apply to rent a property?

Once you have viewed the property and would like to apply for it, simply click on the 'APPLY ONLINE' button, fill it out and click submit. 

Once your application is submitted we will inform you when we have received the application and then we will begin processing your application.

You can speed up the process by providing written references to accompany your application.

Unsuccessful applicants will be notified ASAP.

What will I have to pay before I move in?

Before your tenancy commences you will need to pay:

A  bond equivalent to 4 weeks rent.

And Two weeks rent in advance.

What do I do if a repair is needed?

Under the Residential Tenancies Act 1986 it is a requriement that you must notify us of any issues at the property.

Am I allowed a pet?
If your Tenancy Agreement states no pets, then you cannot have a pet at the property.
How often do you inspect the property?

You will always receive the required notice under the Residential Tenancies Act 1986 before we enter the home.

We conduct entry and exit inspections and routine inspections throughout your tenancy.

If maintenance or repair work is needed, we will need to arrange our contractors to access the property and this will be communicated with you. 

What if I want to move out?

Periodic Tenancies need to give 28 days notice in writing to terminate the tenancy.

Fixed Term Tenancies cannot be terminated by notice.  You will need to contact your property manager to discuss breaking this fixed term tenancy.
