With the location of our office in Onehunga as well as our social media platforms, website, digital and published advertising of our weekly rental booklets and monthly newsletters, we can reach the greater region of Auckland. This results in more enquiries directly through us, and the potential tenants that may enquire about one property, can easily be redirected to other properties that we have available. Having a larger selection of tenants allows us to be more selective in whom we place into a property. We know how important it is to you to get your property tenanted as quickly as possible, and we have marketing strategies that do just that.
DECIDING ON THE IDEAL TENANT
Making the right choice can save you the time, money and stress that an unfavourable tenant could cause, which is why we thrive to find a perfect tenant that will look after your property and pay the rent on time. We make sure to meet potential tenants during viewings, conduct reference checks with previous landlords and employers, and do a thorough background and credit check to ensure you have the ideal tenant. How involved you are throughout the process is entirely up to you.
There are several rules and regulations surrounding property management, rental properties and tenancies. Not only do you have to abide by the Residential Tenancies Act 1986, but there are a number of other acts that you may not be aware of, such as the Healthy Homes Standard, Health and Safety at Work Act, Privacy Act 1993, Building Act 2004 – to name a few. There are also amendments made that you need to stay updated with. These all must be adhered to. Our team have a solid understanding of these acts, rules and regulations, and we are immediately updated of any changes.
