What is Your Property Worth?

Most people start the selling process by getting a rough idea of their property’s value before fully committing to the selling process, and we strongly recommend this.

One option is to get an online valuation. This is a quick and easy method to estimate your property’s worth. Valuation tools draw on data such as recent local sales, property size and age, renovations on record, and rateable values. It is important to note that results can vary considerably, depending on the data used by your chosen valuation tool.

If you're serious about selling, we recommend speaking to a local salesperson and booking a free market appraisal. You’re under no obligation to list with the salesperson who does an appraisal for you.

An appraisal offers a more accurate, personalised valuation and accounts for factors an online tool may miss. Local salespeople are on top of current market trends and will pick up on things that can add thousands of dollars to your property's market value. Beyond the estimate itself, their marketing expertise, negotiation skills, and buyer networks can help you achieve your property’s full potential, far beyond what online tools alone can provide.

When is the Best Time to Sell?

Market conditions play a key role in deciding the timing of sale, the price you set, and the terms and conditions of your sale contract.

Are changes to interest rates expected in the near future? Is it a sellers market or a buyers market? If you're also going to be buying in the same area, you will be both a seller and a buyer - at least temporarily. Our salespeople are always up to date with the quickly changing market conditions and can help you angle the sale of your property with all thee relevant information in mind.

Seasonality is a condition that is also well worth thinking about. If your home shines in warmer months with open deck doors and natural light, spring or summer may be ideal. However, if it’s not prone to damp or shade, perhaps taking advantage of the winter months when there are fewer listings (but still plenty of buyers) could allow your home to stand out and reduce competition.

In short, the 'best' time to sell is different from property to property, location to location, and dependent on what the market is doing at that time. An experienced, local salesperson will be able to give you the information to determine the best time for you and your property.

What Comes Next?

Once you've figured out the market value of your property, the best time to sell for your property, and your salesperson understands your goals, it's time to get market ready.

Optimising the value. As part of the market of the appraisal process, your salesperson will suggest any areas that you could boost the value of your property. This may be a fresh coat of paint, a tidy-up of the garden, or a re-arrangement of furniture. First impressions matter, so small, low-cost changes can make a big difference.

Marketing. Now it's time to take the photos, nail the listing copy, and get the listing live across digital platforms and printed signboards. Marketing campaigns will support this even further and ensure your property will be presented in the best way possible to attract qualified buyers.

Managing interest & offers. As you start holding open homes and enquiries start rolling in, your salesperson will help you to manage everything, answer questions, and keep you up to date. All offers will be brought to you and you will be guided through the details of price, conditions, and timing in order to negotiate the best outcome.

Post-sale. Once the agreement is signed, there are legal steps, building reports, pre-settlement checks etc. still to work through. Your salesperson will support you through all of this, right through to moving day.
